The Core of What a Standard Policy Covers

A standard homeowners insurance policy typically breaks down into a few key areas of protection. The first is your dwelling itself. If your home is damaged by a covered peril, such as a fire, windstorm, lightning, or vandalism, your policy is generally designed to help pay for repairs or rebuilding. This is the foundation of most policies.

Personal property coverage extends that protection to the things inside your home. Furniture, electronics, clothing, appliances — if they’re damaged or destroyed by a covered event, your policy may help replace them. Keep in mind that high-value items like jewelry or collectibles sometimes have coverage limits that feel surprisingly low, and a separate rider may be worth considering.

Liability protection is the part many homeowners overlook entirely. If someone is injured on your property and decides to pursue legal action, this portion of your policy helps cover your legal costs and any damages up to your policy limit. Earthquakes are typically excluded as well, requiring their own separate coverage. And while Indiana isn’t the first state people think of for seismic activity, it’s worth a conversation if you have concerns.

Wear and tear and maintenance issues are never covered. If your roof was aging and finally gave out, or your HVAC system failed after years of use, your policy isn’t meant to replace items that simply wore out over time. Insurance covers sudden, unexpected events, not gradual deterioration.

How Replacement Cost vs. Actual Cash Value Changes Everything

One detail that makes a real difference is whether your policy pays out based on replacement cost or actual cash value. Replacement cost pays what it would take to buy or rebuild the same item at today’s prices. Actual cash value factors in depreciation, so you might receive significantly less. A ten-year-old roof has depreciated considerably, and if you’re paid actual cash value, you could be left covering a large portion of a new roof yourself.
